I finally moved out of Burnham Towers in November (bought a house, I would have stayed at my apt otherwise) so I want to update my prior post (edit: deleted prior post to add this.. could not have 2 posts.. dumb) with a few comments in closing about my experience with MPB Properties.
I had zero issues on move out and I received my security deposit in the mail 2 weeks later, which I don't think is too long to wait personally.
To those people who have made complaints about security deposit I will make the following suggestions, and I would make these no matter who you are renting from.
Remember, the landlord is not obligated to return your deposit, READ YOUR LEASE and double checked the terms of the return of security deposit.
Below is what I did to ensure no excuse could be made for keeping the deposit.
1. I read my lease again.
2. I gave adequate notice of my intention to move out.
3. I thoroughly cleaned the apartment from the toilet to the kitchen sink to inside the stove and fridge. Remember that the place needs to be presentable to the next people moving in, if you don't clean it, the landlord needs to pay people to do so, and that money comes out of your security deposit, as it should.
4. I contacted maintenance BEFORE I MOVED OUT to repair a few minor issues with the apt that I was unable to fix myself. Anything you leave behind unfixed will ding you on the move out inspection, which equals lost deposit money.
5. I took photos of the entire apt once it was clean, just in case the landlord pulled a game that I had Port Property pull on me, which was to show me pics proving the apartment was dirty, even though I had cleaned it, but I didn't take pics of my own to refute their photos. I got almost nothing back from port property incidentally. So take photos and cover yourself.
Thats it, its pretty simple really. I would guess that those people complaining about not getting their deposit probably left their apt in a mess or are just entitlement generation children that expect everything to be handed to them.
I will repeat in closing, NO LANDLORD is REQUIRED to just give you back your deposit if you do not meet the terms in the contract, so learn to read and stop being whiny babies.
All in all I had a good experience with MPB properties. My biggest complaint is getting in touch with the Landlord directly is really difficult, but that is offset by how easy the maintenance man is to get hold of, so really, I don't feel that is worth complaining about.
Three people post reviews on the same
day (July 11, 2012), and all three are filled with praise. sounds like a certain landlord was trying to boost his citysearch rating.
To balance this out, i'm posting simply to reiterate the points made by several other posters, namely the issues with security deposits, maintenance, infestations, and an overall lack of any kind of communication or honesty on the property owner's behalf. Having lived in the Portland area (west end, east end, outer forest, South Portland, Westbrook) for years, and renting for the majority of them, I can say without hesitation that my experience with MPB was by far the worst I've ever had. Please steer clear if you have the option. Spending an extra 50-75 a month elsewhere may just even out by the time the lease ends, and regardless, you'll surely have a better experience.
I have lived at 84 Carleton St for almost 5 years and have never had a single issue nor a bad complaint. The grounds was always kept tidy during all seasons, snow plowing was always prompt, and anything I have needed fixed, the maintenance man, Lenny, was just a phone call away, literally. The interior was always clean and vacuumed as well.If I had something that needed to be fixed, it was almost always that same day that it was. When I first moved in, the landlord gave me a new refrigerator which I requested that i thought was thoughtful. Yes, the landlord is hard to reach himself, but he receives any messages you leave him and will respond himself, or have the property manager or maintenance man respond. I found Mike to be very reasonable and flexible with my needs and with the few times I had to be late with the rent I am sad to move from here. I hope my next landlord is half as attentive as MPB properties has been to me. My apartment had plenty of storage, parking, its own entrance in a multi-unit- apartment building, and was within blocks from both of the hospitals. Rent was economically accommodating. I also would say that Mike does not rent to just anybody, at least at Carleton st ( because this is the only building I lived in), all neighbors are friendly around here, no one really complains and everyone seems to get along well. I would definitely recommend MPB properties and have. The only reason I am moving is because I need a 3 bedroom.

years now and have found the management and maintenance to be very helpful, honest, and there when I need them.
I can highly recommend MPB Properties to anyone looking for safe, economical and comfortable apartments in the Portland area.
My building (Burnham Arms) is well kept and clean. Maintenance is very easily reached, and I've always been dealt with promptly when I've asked them for help. Management is on premises daily, and on the few occasions when city power went out, they even came to check the circuits in the building, sometimes late at night.
I really couldn't be happier with MPB Properties and I hope to rent from them for years to come.
I've lived in MPB Properties for two
years and it's been a great experience.
The building is clean, safe, secure and quiet. The building manager is often present during the day and is very helpful whenever a problem arises. The rent is affordable and has remained stable for the duration of my stay. I have no complaints about this building or its management.
I cannot speak to the security deposit issue, but I have been living in one of the Burnham buildings for several years now and I really enjoy it. It is affordable, clean, safe housing. Mr. Burnham is difficult to get a hold of, but the maintenance man is very accessible and, if something breaks in my apartment, it is always fixed promptly and well. Here are some things I really like about my building:the common areas are cleaned every week; many features original to the building are still intact: hardwood floors, beautiful embossed wallpaper, vintage porcelain sinks, thick wood moulding; there is laundry on every floor; there is a new elevator (makes getting groceries up to the 5th floor waaaay easier!); there is a well maintained parking lot; they have bathtubs and not just teeny shower stalls; the stove is GAS!; the people who live here are super nice
No Communication, Subpar Units. I stayed at Burnham Towers for a year. During the time, Mike was impossible to reach, he withheld my security deposit for no reason even though i called everyday for three weeks with no luck at reaching him, and then he sent me a bill for more money a few months after i left claming that i damaged the apartment even though he only mentioned things that were already broken. there was a problem with infestations in there as well. word of advice is to check your AC when you leave to make sure you're not bringing anything with you. i've lived in portland for 8 years, and i've lived in 5 different apartments. this one is by far the worst. do not rent from this landlord unless you have no other options. between the landlord and the actual building, it's very disappointing. keep away from this.
Do Not Rent From Burnham Arms.
It seems as though most of the negative reviews have been deleted from this page. Just another attempt to defraud possible would-be tenants and cover up the truth about the dirty, poorly managed rental property that Burnham Arms on Congress St is.
Keep in mind this is not the only site that allows reviews on properties - and if you are a current or ex-tenant and would like to write a review, please do, it seems someone is trying very hard to keep people from exercising their freedom of speech.
Now, some FACTS about MBP Properties...
It's filthy, the paint is chipping throughout the building, the carpets are grungy and in desperate need of replacing, if you have issues don't expect to get a hold of anyone as Michael Burnham is a "mystery landlord" and never returns phone calls. Don't expect to get your security deposit upon moving out, at least I did not. The entire building is INFESTED with insects, so if you enjoy being bitten while you sleep and awaking with oozing sores, Burnham Arms is the place for you!
Hmm, something smells funny here.
I wrote a review about this place over a year ago, criticizing it's lack of cleanliness (insect problems, which remained a problem despite numerous unanswered calls to the main office), it's general dysfunctions (such as the outlets hanging out of the wall that were "going to be fixed within a week" of moving in, but were instead charged against my security deposit despite more unanswered calls), and the overall inept manner with which the company itself was run.
it seems funny that similar reviews to mine (most of which corroborated what i'm saying, with some adding more issues) have all been deleted, leaving this company with a 4 star citysearch rating. when i left my review, there were many more reviews posted, and the overall level was 3 stars. me thinks perhaps the company has a hand in removing the negative reviews, while posting their own positive ones to counterbalance the truth. so rent here if you're cool with bugs, no service, and a landlord who frankly doesn't care whether or not you're happy as long as he gets your money.
Burnham Tower Aprtments. I lived in Burnham Apartments for a year. When I moved in the apartment was very clean with fresh paint and nice hardwood floors. Overall the building was very quiet for being so close to the downtown. I always felt safe and it was always very easy for me to get a hold of someone. I recently moved out, leaving the apartment in the same condition as I found it. I received my security deposit with no problem. I never had any issues and would recommend these apartments to anyone looking to live in downtown Portland..
